Ten Ways To Lose Money In Real Estate Notes

While investing in Non-Performing Real Estate Notes, or NPN’s for short, can be a great way to get secured, above average returns compared to the roller coaster stock market or 1% in a CD. Though like all investments, there is no guarantee you will make any money. Actually, if you are not careful, you can lose some or all of your investment.

We have put together a list of all the ways we can know of that you can lose money in the Distressed Asset Arena.

Ten Ways To Lose Money In Real Estate Notes:

1. Paying Too Much

We feel the #1 reason you can lose money in NPN’s is paying too much for the note by not researching the true value of the property As-Is compared to move-in ready comparable prices, or comps., and adjusting your price accordingly. There is a saying; There is no bad note, just paying too much for a note.

Typically the property is not in a move-in ready state, so it will have a lower price, and if you don’t take that into account, you will be pressed to many any profits when you go to sell it. The solution would be to either see if putting in $3-10,000 in light repairs would give you a $10-20,000 increase.

Other options are to rent it out for cash flow while hopefully, it appreciates. Then in a few years it can be sold for a higher price. Or sell it with owner financing to people with lower credit scores for a higher price, or sell that “loaded rental” with the tenant in it to an investor as a cash flow machine.

2. Wrong Location

By buying a NPN in a rural, blighted, or crime ridden location, even if it’s in great condition, you will have a harder time to sell it when you need to, and might have to drop the price to just get rid of it. No family wants to live in the middle of nowhere, or a war zone, or without basic needs like grocery stores, gas stations, or general merchandise stores.

3. Not Visiting The Property

Imagine if you buy a note, and you find out that the house is no longer there! It could have burned down, or the city could have condemned it. This will result in a loss of most of your money, and the only thing you can do is sell the land itself for a much lower price than you paid. At least it won’t be a total loss, the land does have value. It just depends if a builder will find the location good enough to invest in.

Or if the property is damaged, knowing the extent of the damage before paying for it is priceless as to saving you a lot of money. Sometimes it’s better to walk from a smelly deal, than risk the investment if it’s not making sense.

4. Not Confirming Your Lien Status

You are told you are buying a Senior or First lien on a home, then you find out that it’s really a 2nd or Junior lien. This could be due to incompetence or neglect from the seller to know what they were selling, or a Junior lien could have foreclosed and if unchallenged, they are now the Senior lien holder and you are now a Junior. You still have claim to the debt, though now you are not first in line.

5. Not Checking For Lawsuits or Liens

One of the first things we do after we narrow a list of NPN’s or REO’s (Real Estate Owned or Owner has title.) we are considering to purchase, and before we pay for it, is we run an O&E Report (Occupancy & Encumbrances) which shows how many liabilities are attached to this property.

The homeowner could have been sued in the past, or owed Federal, State, or County taxes, and a lien placed on the property. This would result in you now being liable for paying that if you get them to sign a deed-in-lieu of foreclosure. Only a foreclosure on the property would possibly eliminate most or all of the lien’s or encumbrances on it, considering IRS Liens have a 1 year redemption period where they can pay off the mortgage if they want it, though they really don’t want the house.

6. Not Checking For Taxes

There are a plethora of taxes fees, penalties, and fines that can be imposed on a property at every level up the government hierarchy. From city fines for not cutting the grass, or leaving garbage around, you have any number of agencies that can penalize you from water, to power, to trash, to schools. You also have the county real estate taxes and fines you get for not paying them. If you ignore them, the county can sell the tax lien to someone else, and after a redemption period of usually a year, you could lose the property.

The State can also put a lien for income taxes, child support, and any number of issues. Then you have the Federal government that can put a lien on the property due to not paying your income tax. We just purchased a note that had $67,000 in total taxes, fines, liens, and penalties. We intend to foreclose to wipe them out, and possibly sell the house back to the homeowner.

7. Not Checking For Bankruptcy

Bankruptcy is not the end of the world for the note investor; many times they are a good thing. A Chapter 7 will eliminate all unsecured debt like credit cards, etc., leaving more funds each month to pay their house off that would have gone elsewhere.

A Chapter 13 is a repayment plan and typically the house payments are part of the payment plan. It takes 5 years to complete, and many people fail to complete it, resulting in them still owing the debt.

If you have a junior lien, and there is no equity, you can typically lose your entire investment if the lien is stripped in bankruptcy. They still owe the debt, though its unsecured, and you can get a judgment against them that will be on their credit. If they tried to buy another house or car in the future, that debt would still be there, and they would have to work something out with you to have the court mark it as paid in full.

8. Land Leases

Not Checking For Land Leases means you could lose your entire investment at the expiration of the lease, depending on the surrender clause. It’s not your land, and if the owner wants to do something else with it, well, there is nothing you can do. Condo’s & Townhouses can be considered a form of Land Lease in that you don’t own the land, just the building.

9. Buying From Joker Brokers With Daisy Chains

We have seen people offering to sell notes that are number 5 or 6 in a chain of what we refer to as “Joker Brokers,” and our policy is to not avoid them for many reasons, #1, they don’t own the note, and to not deal with the owner is asking for problems. #2 is that they typically are getting it from someone else. And then, most likely, that person is getting it from somewhere else, and on & on, and this can go on for a bit, with each link in the “Daisy Chain” adding cost to the purchase price.

10. Buying From People Who Will Rip You Off.

Sadly, there are people who will rip you off in this business, and some still call the note business the “The Wild West.” A rogue employee can convince you that they own the note, and to send your money to him. In order to avoid this, using an escrow to hold funds secure, combined with a document scrubbing service from a Document Custodian insures they “sign off” that the collateral or document file identifies that the seller of the note/mortgage really own it, and are not trying to rip you off. Then the escrow can be released, that is the only way to prevent this fraud.

These are ten different ways we have seen that you can lose money in the Non-Performing Real Estate Note space.

How Many Hairs Do You Lose a Day With Telogen Effluvium Or TE?

I recently heard from a woman who had been shedding large amounts of hair for a few months. After researching phrases like “causes of shedding hair,” and “losing huge amounts hair,” she suspected that she had telogen effluvium or TE because she was suddenly shedding very high levels of hair and this definitely was not normal for her. To be sure though, she asked me how many hairs people with TE lose each day. I will discuss this more in the following article.

The Amount Of Hair Lost Each Day With Telogen Effluvium TE Varies, But It Usually Averages Out To Be Well Over 100: I suspect that most people reading this article have also read that it’s normal to lose up to 100 hairs per day. And sometimes, I’ll have people tell me that one day they shed 250 hairs, but the next day they only shed 30 so they are not sure if they could have TE. It’s my belief that it’s really the average that counts. Because there are many factors that go into how many strands that you will lose each day including washing your hair, brushing, health or trigger issues, and styling your hair.

Most people shed less hair on the days that they don’t shampoo. (In my opinion, this doesn’t mean that you should wash your hair less when you have TE. Doing so could allow inflammation, debris, and clogging that only makes matters worse.)

I’ve heard about and have seen a wide range of estimates of daily shedding from people with TE. I’ve heard numbers that range from 150 to 250 to well over 400 hairs. I sometimes have readers who ask me how people know the exact number of hairs that they are shedding. The truth is, people who are shedding hair will sometimes count the strands. I know it seems silly to folks who haven’t had to go through this. But, when you are going through it, you will sometimes want to know exactly what you are dealing with so you will count.

I know of people who use little zip lock bags for the hair that comes out in the comb, in the shower, and on the floor. People will often brush over a white sink so they can see exactly what has shed out. Although I’m describing this method, I absolutely do not recommend it because I know from experience that it can become a repetitive behavior that only seems to make things worse.

You will likely feel a huge amount of stress when you are counting hairs and this stress could then make the shedding worse. Not only that, but there’s nothing you can do about the hairs that have already come out. That is in the past. So, why count and let it ruin the rest of your day so that you do nothing but focus on your hair and feel badly? Honestly, once you count a few times, you will generally be able to eyeball what is coming out and know if it’s a good or a bad day without needing to know specific numbers. I think this guestimating method is preferable for both your mental health and the time that it takes for each method.

With Telogen Effluvium Or TE, The Regrowth Counts As Much As The Amount Of Hair Lost: Here’s the thing. Most people in this situation only focus on the numbers that are lost each day. And, I do understand this. When you are losing so much hair, you worry about what you are going to look like next week or next month. But with TE, regrowth really is the key. If you are growing back what is lost, then although you may be losing volume and your hair may not look like you want it to, you at least should not be seeing bald spots or scalp.

Regrowth is one thing that differentiates TE from other conditions like androgenic alopecia (AGA.) Because with AGA, regrowth is often compromised so that you’re not totally able to replace the texture and the quality of the hair that has been lost. So sometimes, not only are you shedding, you are also thinning because the regrowth is miniaturized. But with true TE, miniaturization should not come into play. So, if you can stop whatever is the trigger that is causing the shedding while encouraging the regrowth, you should hopefully not need to focus on the numbers so much (at least eventually,) although I know first hand that this is easier said than done.

Polynesian Diet Strategies – 7 Tips to Help You Lose Weight Permanently

I am constantly amazed when I hear stories of Polynesians who suddenly passed away from heart attack, diabetes, and even colon cancer, at such a young age. My grandfather was very young when he died from colon cancer. My mother who is now 62 has suffered from a long history of chronic illnesses, arthritis, stroke, and now has diabetes. Outside of my immediate family, I see other Polynesians suffering from diet induced diseases, and I fear they will not live to see their grandchildren. So what is happening to our people, and what can we do to stop it?

I am going to give you seven of the best tips you can implement to lose weight, and get back your health starting right now, but first I want to tell you a little about myself.

I am a Polynesian male in my late thirties. I was born and raised in New Zealand to loving parents of six children. I came to the United States in the late nineties to attend school. After the first year of College, I had gained some extra weight, about 15lbs. No big deal right, wrong. As each year passed I was gaining more and more unsightly body fat.

This was extremely abnormal for me, since I was fairly active and played a great deal of competitive sports, such as rugby, basketball, tennis and volleyball. I have always had a good sense about being in shape and was growing frustrated at the elusive body fat accumulating day to day. I ignored it for a long time until one day I was flipping through some photos I just developed. I saw a shot of myself where my back was facing the camera. For a brief moment I was confused as to who that was. I didn’t even recognize myself. I was embarrassed and ashamed to realize that the way I thought I looked, and how I actually looked were completely different. Is this what people were seeing?

At this point I bought a pair of scales to assess the damage. After three years of denial I weighed a hefty 246lbs. I was stunned. This wasn’t the worst part. I was beginning to have bad chest pains, and experienced dizziness and shortness of breath. I felt tired all the time. I was also becoming more and more depressed. So what was going on? Well, in a nutshell, I was eating the wrong foods, at the wrong times, and way too much of it.

I decided I was going to embark on a mission, to lose 30lbs, after all how hard can that be right. I mean I am a hard worker, should be a snap. So I did what most people do, head out to the local gym, sign up for a membership and personal trainer, bought all the protein bars, shakes and supplements they recommended. I even subscribed to a fitness magazine and purchased products they recommended. All in all I had spent a small fortune in order to get started, but this was fine because I was really committing myself.

I spent the next 3 months working out with my trainer twice a week, and on my own four times a week, with only Sunday off. My workouts consisted of 35-45mins of cardio six days a week and weight training for 60 Min’s 5 days a week. At first I started to lose weight by 4-5lbs a week. I was really excited, then slowly but surely, it started to drop to 2lbs a week, then not even one. My trainer told me ‘we need to tweak your diet a little, and work a little harder’. Believe me when I tell you I was busting my butt to get in shape. There were days when I was the only one in the gym at 1.30am doing cardio. The cleaners would joke around saying I needed to pay rent I was there so much.

And then it happened, at my next weigh in day I had actually gained 2lbs. My trainer assured me this was muscle gain, and not to worry as the scales don’t distinguish between muscle gain, and fat gain, or muscle loss and fat loss for that matter. I was skeptical because I felt so much weaker. I couldn’t bench or leg press what I could 3 months earlier, and if I was really gaining muscle, shouldn’t I be stronger. It didn’t make sense to me. Nevertheless I continued on to the end of our scheduled training program. When all was said and done I weighed 227lbs. I had lost 19lbs, not bad, but a far cry from my goal of 30lbs.

The worst thing about it, was that I didn’t look much different, just smaller. It was discouraging to me to think I had worked so hard for 3 months and was still not happy with the way I looked. I was still flabby, still undefined, and still felt tired all the time, some days even more tired than when I was heavier. Then it dawned on me, the trainers at the gym had taken specific courses and certifications to help their clients get into better shape. Perhaps they were not specific enough for me. I started to pay a lot more attention to the things I ate, the types of foods, as well as how they affected me, even the foods recommended by my trainer which I had taken as gospel. Here is what I found.

1. Many of the carbohydrates I was eating, even the healthy fibrous carbs, had an adverse affect on me.

2. I could stuff myself with veges and fruits all day long and still be hungry.

3. I would eat less then 36g of fat a day for weeks and still be flabby

4. Eating the forbidden red meat made me feel strong and induced powerful workouts

5. Eating coconut, a food rich in saturated fats curbed my hunger, and accelerated my fat loss

6. Eating larger meals less often, gave me unbelievable energy, despite the accepted idea of eating smaller frequent meals.

7. Healthy grains, such as oatmeal, and wheat bread slowed my weight loss.

8. Cardio sessions left me feeling weak and depleted, and you guessed it, still smooth, not cut

9. Weight training energized me

10. All the protein shakes I was using were making me fat

11. White rice surprisingly did not

12. Although yams were sweeter than potatoes, they helped my progress, where potatoes hindered

13. I could eat a lot, and I mean a lot of fish, and still get lean

I realize now that there is a uniqueness to the Polynesian body and how many of the accepted laws and practices of the fitness industry do not apply to us.

Last year I travelled to Cambodia. While I was there I couldn’t help but notice how slender and healthy the people of that culture were, despite being a third world country, or perhaps due to it. Obesity was practically non existent, and I thought to myself there must be something to the way they eat. I really doubt the average Cambodian has a membership to Golds Gym, and I didn’t see them out running all the time. Many of them where just sitting around on the streets.

When I flew back to the US my first stop was San Fransisco Airport, and there was no mistaking being back in America. Eight out of ten people I saw were either overweight or obese. I thought more about the Cambodian culture. What did they eat so ordinarily that kept them in shape? Then it came to me. They eat the foods their bodies have evolved to assimilate. It was an epiphany of mass proportion. Once I realised this I could apply it to myself right. Well, I couldn’t have been more right.

I began to research more and more about my heritage. Where did I come from? Who are my parents? Where are they from? What did the people from that region of the world eat before the introduction of commercially processed foods? Now I was getting somewhere. It all led to genetics.

I researched several case studies from the early sixties concerning cultures from the isles of the sea. It was amazing to see the differences in what they ate and how they obtained their food. It was also sad to see how their health has plummeted as they have strayed from that food. It has long been understood that in order to discover truth, you must go to the source. Unchanged and untainted, it is the wellspring from which all knowledge will flow. Cheap imitations may mimic the truth, but from their fruits, they will be revealed.

What I am speaking of are fake foods, fake fats, fake sugars, engineered additives, harmful chemicals, and unnatural preservatives, powders, shakes, and meal replacements to name a few. All in all they eventually reveal themselves through unsightly bodies, crippling health issues, and the loss of quality of life. As soon as I started eliminating all processed foods, refined sugars, and all so called health foods, my fat loss skyrocketed. In just a few weeks, I had lost 14lbs, and the weight continued to come off. My energy levels were very high, and this made me more excited and motivated to exercise. Over the next 3 months I had lost a significant amount of body fat and a total of 38lbs not including the 19lbs I had lost working my butt off. Funny thing was that I was working out half as much as I was to lose those 19lbs, as I did to lose the 38lbs. I was really onto something. All in all I had lost a total of 57lbs.

One day at the gym, a trainer was blown away by how I looked. He had the audacity to ask me ‘what happened?’, as if I had survived a life threatening disease. He then asked ‘what’s your secret’, and I found myself caught in the irony of telling a trainer that my secret was diet and exercise. This was the same advice I had paid over $900 for three months earlier. If only that advice were the right diet, and the right exercise for a Polynesian. Well, back to genetics.

I discovered something very interesting about my heritage. My parents are from the Polynesian islands. My father was born in Lotopa Upolu, and my mother in Suva Fiji. Genetic mapping shows that these cultures have strong links to the indigenous people of Taiwan, and that they are more closely linked to this culture than any other. I thought, hm, seems plausible; Polynesians love chop suey, eat a lot of rice, love their fish, even eat it raw like the Asian cultures. All I did was eat more of the foods they would have eaten on those islands fifty years ago, and why, because these are the foods my body has evolved to assimilate, despite the fact that my diet can contain as much as 60% saturated fats. Yep, you read it right. I can eat a lot more fat and be lean and healthy if they are natural fats, but I cannot eat a small amount of sugar and get away with it.

I went on to discover many important aspects of health that are specific to Polynesians, which cannot be addressed in the scope of this article, but here are some guide lines to help you lose weight safely and permanently.

Tip #1 You must lower your carbohydrates and eliminate processed foods

Before the white man showed up on the islands, organic foods were called ordinary foods. Nothing was processed, and the work effort alone to provide food for your family would be enough to keep anyone lean.

Tip #2 Increase your fiber intake

Tip #3 Drink more water

Get rid of sodas, sports drinks, alcohol, diet beverages, and caffeinated drinks, with the exception of green tea. Polynesians can benefit a great deal from green tea as it has been used by their ancestors (Asians) for medicinal purposes for more than 2000 years. Can’t be wrong.

Tip #4 Eat more protein

Eat whole foods in the form of organic pork, organic beef, and fish. Hey this is the best part. It’s what we love and our bodies are designed for it.

Tip #5 Replace your olive, vegetable and corn oils with coconut oil

Although olive oil is highly recommended and a mainstay of most diets, last time I checked no islanders descended from Italians. Again believe me when I say, our bodies have evolved to assimilate coconut oil better than any other. Various studies show that although there is little nutritional value in coconut oil, many people lose weight by eating it.

In the islands coconut and coconut cream is used in everything. Sixty percent of the normal diet is comprised of saturated fat compared to the typical western diet of thirty five to forty five percent fat, yet the islanders had less heart disease and less blood cholesterol. Diabetes, and colon cancer were completely absent before the introduction of processed foods. Problems arise when you combine these high natural oil diets with refined sugars, and processed foods containing chemicals, additives and preservatives that wreak havoc on the typical Polynesian body type. Things like spam, and canned corned beef that use fake fats are dangerous, and should not be eaten.

Tip #6 Avoid these foods at all cost

High Fructose Corn Syrup

Refined sugar

Fake fats such as trans fats and partially hydrogenated oil

Artificial sweeteners and diet foods

Dairy

Soy products

If you are eliminating all processed foods you will not have a difficulty with most of these. Also avoid processed meats, such as bacon and deli meats as they can contain modified salts, sugars and dangerous nitrates.

Tip #7 Keep a food journal

You may be surprised at how much you eat, or how little. If you keep a journal, you will have an accurate record of how your body is affected by different foods. This is a very useful tool.

Obviously there are so many things you can learn that break down the very specifics of dieting techniques, but trust me, these simple techniques will work for you as they have for me. I have kept the weight off for six years now, and feel terrific. I do recommend that you do more research as I did, to learn everything you can about successful weight loss, and how it relates to you specifically. Don’t be disheartened by all the information that is available out there. A lot of the diet strategies and work out programs won’t work for us, but some of them will. Educate yourself, for knowledge is power. Nothing is more important than investing in your own health, and that of your family.

Phase 3 was from day 9 till 11. This was rather unusual and I lost another 3 pounds.

Phase 4 was when it comes to the remaining days i.e. 12 to 21. The main target associated with this 9 day phase would be to continue losing weight while returning to better “normal” diet. I came to be another four pounds down via the end of the phase. So less drastic, but effective none the less.

As so many weight loss diet plans are, it has been both a diet and exercise program. The movement plan is comprised of a walk daily (not too strenuous!) and an optional workout which accelerates fat.

Phase 1 of the three Week Healthy eating plan in Action

There’s no getting away from it. Phase 1 was hard. It’s a 3 meals each day product of any accident diet. It’s heavily restrictive in the different kinds of food, and methods of cooking I was just free to eat. Fortunately you had include unlimited quantities of some vegetables, and so I was capable of submit upon them beyond the prescribed volumes of meat and fish.

I weighed myself each day and I really found it motivating to get access to needle toward the scales creeping down. Finally it was a reliable job. I can’t deny that I had become hungry and slightly cranky until I started to drink coffee again!

I also implement exercises. Again, not easy, but ticking from the days separately, truly understanding that finally it was only for a short time made the difference.

At the end of phase 1 I was beside myself with delight to see that I’d broken all previous records and lost 9 whole pounds. I remember phase 1 of your eating routine, it felt nearly impossible that I would emotionally for your whole week without cheating – and OK, I conducted cheat little. But after getting through the initial week I soon became quite elated and far thinner.

Phase 2

Phase 2 is basically a one day fast. Following the restriction of a given previous week it looked like this is hard, but honestly, I was just shocked to locate this was one of the easiest days on the whole program. In my opinion pursuing the previous week to the letter had set me open to success. And again I was just delighted to become another pound lighter from the following morning.

I’d seriously tell that whenever you purchase all three Week Diet regime book just don’t skip the fasting phase. There really is a rationale for your way the a nutritious diet is built and, much to my surprise, it certainly does work.

Phase 3

This phase lasts 4 days and is actually undoubtedly the most unusual and counter-intuitive. So much in fact that we began to research it myself for you be sure I came to be doing the right thing! Fortunately, I discovered that it also wasn’t as wacky when I thought and there was indeed some solid science behind this phase considering the plan.

I went to the trouble of doing find this phase quite challenging since it was the very first where I’d was required to calculate the calories I was eating. I discovered that it’s fairly easy in order to get calories values away from the internet for almost any food you could think about and then it’s just a concern of using weighing scales (more accurate than cup measures) to make sure your serving sizes are correct.

I didn’t lose particularly as much weight when I expected on this phase, but I think it was considering that I didn’t start weighing things so that the 3rd day when I found that my previous estimates of precisely how much I should eat were far off base.

Still, another phase, another 1.5 pounds and it also is sure to have been more had I planned it properly.

Phase 4 – The ultimate countdown.Phase 4 happens to be the longest phase and exists for 9 days. It involves a gradual return to more than normal healthy nutrition diet. Specifically how many calories you consume daily during this phase is based upon your whole body Mass Index or BMI. There’s a section among the manual which explains how to calculate this from your body fat and height then how you can work well what you require consume in accordance with the result.

I continued takes into consideration myself each day plus the pounds did continue to drop – albeit at a slightly slower rate. I was just pleased however to returns a highly competent normally balanced diet where no food resources were expressly forbidden (unless I’d skipped a page in the manual.

I noticed that my belly fat was gradually disappearing and I my jeans were fitting less snugly – even after they’d just been washed! My waist had shrunk by 2 inches and I was I had the ability to tighten my belt by 3 extra holes.

Through end of the phase, I was just another four pounds lighter.

Does that Fast Weight loss program Succeed?

Absolutely. I followed the 3 Week Nutritional routine and, other than a few cheats, I lost an entire of 14.5 pounds. I went to the trouble of doing most of the mandatory exercise but not much of the optional workouts. I discovered the workouts quite difficult, then again I’m in no way fit to start off with. Despite it being hard, the level of weight I lost in their normal relatively short period of time caused it to be a good idea. Surely I can have lost more if I’d planned better, exercised countless and not cheated.

I’d a chance for getting a a handful of weeks without gaining some or all of these weight back!! Then implement whole diet again. The other time around phase 1 was much less complicated – I believe my forms was implemented into it and didn’t hand over coffee now. I didn’t lose as much weight, but I’m now 30 pounds lighter than I had become 8 months ago and for the first timers I am able to honestly say I’m satisfied with my appearance.

The double benefit is currently I know how to sustain my weight and also if I leave mad on holiday and place throughout the few pounds, I’m sure I am able to lose them again without a lot of effort.

Using Herbs Can Help You Lose Weight During Menopause

Herbs for weight loss are a common subject of discussion among women who are going through menopause. Weight gain is a real issue for many menopausal women. Changes in hormone levels can decrease energy, increase appetite, and contribute to water retention, all of which can lead to excess weight, particularly centered around the mid-section.

There are many different potential methods for addressing this weight gain, among them herbs for menopause. Which herbs are most effective is a matter of some debate, but there are a few that are generally believed to counter the symptoms of menopause and could be a positive factor in losing weight. As with any treatment plan, you should always consult with your doctor before taking herbs or herbal supplements.

Among the herbs for weight loss most often mentioned are dandelion, chasteberry, black currant and black cohosh. All of these herbs have been used for years to ease a variety of symptoms related to menopause and each can also be beneficial when it comes to losing weight. They should be taken in moderation and you should pay heed to the potential side effects they may cause.

Dandelion is a well-known and documented diuretic. Women in Europe have used it for generations to treat urinary tract infections. It is also among the many herbs for menopause weight loss because it helps to control water weight gain without flushing important nutrients from the system at the same time. Some people have experienced allergic reactions to dandelion, so some caution should be applied.

Since hormone imbalance is such a central part of menopause, the chasteberry is one of the most important herbs for weight loss as it directly affects hormone production. Chasteberry stimulates the production of progesterone, which can help to balance out the lack of estrogen during menopause. By balancing hormone levels, you can improve appetite and increase energy, all of which may make it easier to stick to a weight loss regimen.

As one of many herbs for menopause treatment, black currant is effective on two separate counts. Not only can it help regulate water weight gain, it also contains Omega 6 and Omega 3 fatty acids, which are central to hormone production. By ensuring that you are getting the proper amount of these vital nutrients, you can help to ease side effects of hormone imbalance that lead to weight gain.

Black cohosh has been one of the more controversial herbs for weight loss, but it is proven to combat some of the symptoms of menopause that lead to weight gain. Things like depression, mood swings and fatigue may be alleviated by taking black cohosh, and easing these symptoms can lead to increased energy and a lessened tendency to overeat.

Of course, herbs to do not provide a cure-all for any problem, including losing weight. The best method for losing weight at any stage of your life remains eating a balanced diet and exercising. But during menopause, when it can be difficult for women to deal with the effects of hormonal changes, having a little natural boost may be just what the doctor ordered.
