Don’t just find houses that meet your criteria, find the house that meets your criteria in locations where people like to rent. There are nice areas in my town and there are not- so-nice areas in my town. However, neither of those two areas is where most people like to rent properties.

There is an “opportunity” zone between the nice and not-so-nice areas where people are eager to rent, and where house values are relatively lower, but where you can charge a moderately high rent. There are both good and bad houses in these zones, but usually there are supermarkets and stores within close distance, often close enough to walk to.

Advantages of Opportunity Zones

Opportunity zones have one overriding advantage over other areas of town, you can make more money with them. There are two reasons for this:

1. You pay less for a rental property in an opportunity zone than you would for a comparable property in a nicer neighborhood.

2. You can charge about the same rent as you would in a nice neighborhood.

For example, I own two houses in two different parts of the city. I have one house in a nicer neighborhood on the edge of town where new growth is taking place. I pay $700 for the mortgage, and I receive $875 in rent for a profit of $185/month.

I own a second house in an opportunity zone neighborhood, near the central part of town where property values are lower. For this house, I pay $525 for the mortgage, receive $750 for rent, and turn a $250/month rental profit.

My Opportunity Zone Experience

When I bought my first house, I bought it in an opportunity zone. My wife and I liked the house because the price was right and because of the location, close stores. Not only would we walk to buy groceries and to rent movies, but we also walked around the neighborhood at night for exercise.

The area was a mixture of all types of housing. In a four square block where we lived there were owner-occupied homes, townhouses, apartments and trailer parks. Our house was located within three blocks of two grocery stores, a video rental store, 7-11 and Circle K stores, an auto parts store, a Taco Bell, a McDonald’s, and a pharmacy. Granted, there were also some rougher edges to the neighborhood, such a few strange characters in the neighborhood, but they were in the minority.

The How To’s Of The Procedure

Before I click the Play button on the Visualization Tool video, I close my eyes, breath deeply twice, and I just think “Alpha”.

How does simply thinking a word or phrase instantly drop my brainwave state to the Alpha state?

For me to be able to switch to this lower brainwave state, I had to, in advance, prepare my subconscious to trigger this lowered state.

First, I prepared an affirmation such as:

“When I think the word “Alpha”, I instantly and easily experience this relaxed state of mind.”

I did this for 14 days straight (just to make sure, but that’s just me), in order to verify that the association between the word, and the actual brainwave state, really kicked in. I may not have had to do this meditation so many times, and I’m sure it will take you much less time.

For these “Alpha-trigger” meditations (that program this switch inside me), I obviously needed a way to put myself into the Alpha state in the first place!

So for these 14 instances, I used a technique that I’ve seen from many sources, and possibly started by Jose Silva. And that is to simply count down from 100 to 1, relaxed with your eyes closed. If you are serious about it, and just focus on the numbers and nothing else, you will probably fall into a deeper state much sooner, perhaps around the count of 80.

Once you begin feeling that state where your body jumps and/or you are seeing weird images that make no sense, you are experiencing what is called the “hypnagogic” state.

This means you’re in the Theta state, which is deeper and better than the Alpha state for subconscious programming, as long as you don’t fall asleep. However, the Alpha state comes easily enough by simply counting down and having your eyes closed. Personally, I consider this an effective point at which my subconscious is now ready to accept suggestions.

Other Uses For This New Programmed Trigger ability

Now that you have the ability to switch yourself into Alpha instantly, don’t simply use this Alpha “trigger” for preparing yourself to watch the Visualization Tool.

Use it also to program your goals into your subconscious.

For instance, when you are waiting for your tea kettle to boil, or you for the washer to stop spinning, or during a commercial break, first place yourself into the Alpha state, and then read a list of goals you have, all the while Feeling the feelings as if you are possessing these objectives right now. Or read all of the characteristics of just one goal and feel the excitement of all of these ways you will benefit from the goal.

When in Alpha, your conscious mind tends to not interfere, thus allowing your subconscious to slowly write over a belief from not having to, to now having it. Combining both: A suggestive state of mind, along with an intense Feeling state is extra powerful.

You see, The Universal Principle of the Law of Attraction will not tolerate, for very long, that vacuum, which is created when your imagination has carved that new belief, but the thing does not yet exist in the material world.

The imagined goal will be Out-Pictured in the most expedient way, and through the most efficient channels. However, keep in mind, that we have to do our part when our inner gut feeling nudges us toward an action.

In The Secret Movie, for example, the woman desiring the boyfriend obeyed her inner voice to accept the invitation to go to a party.

In Summary:

1.) Create the “switch” in either of two ways:

• Record on tape, a guided visualization that first relaxes you and then prompts you to affirm: “When I think the word “Alpha”, I instantly and easily experience this relaxed state of mind.”
• Simply start counting down from 100 to 1, and when sufficiently relaxed (when you will feel you are less aware of your body), state this affirmation

2.) Use this switch by placing yourself in Alpha before gazing at affirmations, or during idle moments, go into Alpha and then look at a desired objective. The Alpha state will remove the opposing chatter that Loral Langemeier mentioned above.

Now I do have a little bit of a secret weapon for some of my higher profile interviews.

There is a guy who’s been on my Web site who has been a customer of mine and who’s known about my audios for many years and I won’t mention the name because he is kind of my secret weapon. He is a PR expert and he has built this PR business and has a lot of famous clients. He approached me and said, “Hey how would you like to interview Vic Conan.” He was instrumental in me getting the interview with Bill Bartman, Tom Hopkins, Alex Mendosian, John Carlton, Ted Nicholas and some other top experts.

So look, he’s a PR expert; his job is to get his clients PR and having an interview with with me is good PR for his clients. I’m doing him the favor. So anytime he has a good client he’s going to refer that client to me and it’s just a no-brainer.

It is just an understanding that the client’s paying him probably a monthly fee to provide PR services and he’s in the business to get them exposure and to get them media time and to get them interviews. It is understood that when you pay a PR guy that he’s going to go out there and get you interviews.

So by the time he gets the interview set up there is no convincing anyone that I’m an expert. If I just had one interview on my Web site, the guy would probably still do the interview based on the referral from his PR expert.

Now anyone out there, there are a lot of PR experts and sometimes these PR experts don’t deliver. But if you approach them and position yourself as a good resource for getting a client or promoter who has a product or service good media time and good exposure there is no reason the PR expert wouldn’t refer their clients to you.

So find out the big names and find out who does their PR. Ask for their PR department, email their PR department and it might go right to the boss but if you put Attention PR Department you’ll get it to the right people.

So that’s my little secret weapon and I’ve relied on him for some of the big names. I’ve never really gone outside of him and I still could; I’m in the works and I’ve got another high profile media person who is going to be securing me some real high profile interviews which I’m excited about. All you have to do is find those PR people and have something of value and give a good interview and we’ll talk about what’s in it for them. But it’s basically free advertising.
