Low Inventory And Low Interest Rates: The Keys To Rising Home Prices!

After, over 15 years, as a Real Estate Licensed Salesperson, in the State of New York, I have come to strongly, believe, the two major factors (and keys) to the historic, rising home prices, are the extremely – low, inventory, and historically – low, mortgage rates! In the past year, in most areas of this nation, house prices, have risen, at, never – before, seen, percentages, etc! Simultaneously, there is also, an extremely – low inventory, of house, available, for sale, on the market. The combination of, the impacts, regarding, supply and demand, and, the affordability, created, by these mortgage interest rates, are the two major factors, in terms of rising costs, of purchasing houses. With that in mind, this article will attempt to, briefly, consider, examine, review, and discuss, these two keys/ factors, and what they indicate, etc.

1. Low Inventory: A number of factors, probably, have contributed to the extended, current period, of extremely – low inventory, of houses, for sale, in many regions/ areas/ localities. Some of these causes, include: the stresses, and uncertainties, stemming from this horrific pandemic; buyer – interest, because the crisis, has also, increased, the desire, for many, to relocate; and, lack of certainty, by homeowners, on what to do, if they sold. The economic laws of supply and demand, teach us, when there is limited supply (as there is, today), demand outweighs, it, causing, often, price increases! This creates, what is referred to, as, a Sellers Market (more buyers than sellers, and demand, creating an advantage to the seller).

2. Low mortgage interest rates: Few remember, mortgage interest rates, at the low – level, we see, today! Because of this, buyers are able to buy, more home, for their dollars. Since, most people, buy a house, taking advantage of a mortgage, in order to fund, their purchase, it is often, the most important, relevant factor, in whether, or not, one can afford a specific property! In that regard, it’s essential to remember, and appreciate, a 1% difference, on, for example, a $200, 000 house (which, at 20% down, requires, a $160, 000 mortgage), comes to, about $100 per month, difference/ savings. In many regions, the average mortgage is far higher, meaning a $400, 000 home (with $320,000 mortgage), sees a $200 monthly difference, and $600, 000 one, would create a $300 savings, at the lower rate. While, this lets more people, afford houses, it also has the result of creating, added demand, and rising prices!

When, you better understand, the relationship between these two factors, and the housing market, you become, better prepared, to proceed, wisely, using the best approach, and making the finest decisions, for you. Will you be a more aware, wiser, potential home buyer?

Welding Jobs And Low Pay: (And 3 Things Can You Do About It Now)

The average welder is now 56 years old.

Young people are not becoming welders because the welding shop in school has been replaced by a computer room (which is crazy, because welding is the glue that holds our world together).

At the same time, a real and sustained boom is beginning in the USA for many reasons – a boom that will last 20 years – a boom that will be screaming out for (and paying big bucks for) welders. Why will the boom happen? What can you do to make $100 an hour? Why are welding wages still so low? Get the answers here.

What is good about welding?

Welding is one of a few crafts or trade crafts that can be utilized in a long list of other trade crafts and locations that don’t normally come to mind. For example: I started welding at 13 to repair motorcycles and cars.

At age 19 I was building gates (gates that are still there and beautiful 40 years later). I became an industrial electrician and welded as an electrician. Artist use welding.

Injection molds used to made plastic parts, are repaired by welders. Stainless piping in food grade factories are installed and repaired by welders. And there are some welders who make $100 an hour doing these and other specialties in the welding industry…

Why are the prospects better than ever for welders?

The boom is under way. It is the oil and gas boom – oil is being extracted by new technologies is such large volumes, the USA is once again the # 1 world producer.

Manufacturing is coming BACK to the USA.

The 3D Printer and other new technologies and the cost of labor in China: it is driving manufacturing home for good. By 2020 the hourly rate for a Chinese worker will be $6.43 an hour.

China will soon more expensive than the USA for Manufacturing.

Few people understand that American workers are 3 times more efficient than Chinese workers. Add in the cost of shipping to the USA and it is easy to see why the U.S. will add 2,000,000 (two million) manufacturing jobs by 2020.

What 3 things can you do to make sure you are a highly paid welder?

Highly Paid Welder Action One:

Start or upgrade your welding career by mastering the hardest and oldest welding process FIRST. Stick or SMAW (Shielded Metal Arc Welding) is about 100 years old and is the hardest process to master. It came into it’s own during World War Two because it was adapted to ship building – it allowed Kaiser Steel to build a new ship every 3 days – no wonder the Germans lost!

In some circles, stick welding is considered to be a Dinosaur. Don’t listen to that! It is easy to set up and very portable. It is extremely durable because it is simple. It can be used in a light breeze – most other processes cannot. It can weld just about anything. And you will have more opportunities to earn more money.

Highly Paid Welder Action Two:

Discover welding pipe with stick. Pipe welders are the king of the hill in welding. They make the most money – and they do it for the least work. Don’t get me wrong, pipe welders work hard. However, good pipe welders don’t prepare pipe. They don’t grind. There skill is valuable enough that they often sit in the truck until the next joint is ready. They can’t be risking injury doing anything less than welding pipe.

Highly Paid Welder Action Three:

Get your own rig. A welding rig is a truck with a welder on it. A good rig includes all the supporting tools, cable reels and more. A welder with a rig is a rig welder. A rig welder will make more money because companies will rent your rig and employ you at the same time. Rig welders generally earn $65 to $150 an hour.

Being a rig welder is also a flexible move.

Think about it – a welder without a rig (welders without a rig are called a “single handers”) can also accept work as a single hander – they just park their rig and weld with the company welder if that is how the job is structured. However, when a company needs to rent rigs, a rig welder is the best solution – and the welder who owns a rig can fill the bill. The opposite is not true (obviously). A single hand welder who does not own a rig cannot take a job as a rig welder.

What is the other advantage to becoming a rig welder?

Managing a rig (maintenance, repair and care) starts any welder into the world of “You Inc” – into thinking logistically and strategically about welding – almost like a business. Why is business management a benefit?

A welder who can manage him or herself (as well as a laborer or two and a welder’s helper) can contract on any federal installation (such as a military base). No contractor license is required. It is not uncommon for a welder who is contracting to make $1,000 a day.

WHY is the pay so low for so many welders?

The low pay many welders experience is associated with MIG welding. MIG is often utilized in factory situations where trailers or lifts or custom construction trucks are made (for example). Why is the pay so low for MIG welders?

Here’s why: If you walk into a factory and apply for a job and you interview well – and they have a vacancy for a welder – they may train you to be a MIG welder in one day.

Typically, any skill that can be learned in one day will not pay well.

With that said, I don’t want to run down MIG or MIG welders in this article. MIG is an awesome process. The low end of the MIG pay scale involves a welder making the same simple, non-critical welds over and over (and you can see why the pay is low).

Conclusion:

A certified structural MIG welder is worth more money than a person welding after a day of training in a factory. Sadly, even the skilled and certified MIG welder will not earn a lot of money. Stick pipe welding must be mastered – and when it is, a welder can earn $74,346 to $200,000 or more a year.

Low Alcohol Wine – A Trendy Alternative?

Low alcohol wines used to be frowned at by most wine drinkers, especially wine snobs, but now, is a low alcohol wine a trendy alternative? The answer has to be yes, for several reasons. The sudden increase in interest in wines with a lower alcohol by volume (abv.) has perhaps been brought on by global warming as well as a few other factors.

I hear you say, how come? Well in the last 15 years some wines have increased by between 2% to 3% abv. which means that a red wine that may have been 13% abv. is now coming out at around 15% abv. This is a massive increase due to warmer weather enabling higher natural sugar levels. If these sugars are totally converted into alcohol to produce a bone dry wine then a blockbuster awaits – one or two glasses and you’re on the floor!

To counteract very high sugar production, vineyards are producing grapes in high altitude, cool climate vinegrowing areas such as New Zealand, Chile and Argentina. Producers in Germany are also providing popular low alcohol versions of Rieslings to enable light summer white wine drinking styles to be made.

What about the health benefits?

It is well known that there are benefits to health from drinking wine in moderation, especially red wine. These benefits include:

  • The ability to lower cholesterol within the body reducing the risk of having blood clots.
  • Being a source of antioxidants, which are responsible for cleansing most of the human system.
  • Lower alcohol intake means fewer calories ingested – ideal for weight-watchers.

It should be noted that to make use of these wine benefits, a healthy lifestyle must be maintained.

However, while there are these proven health benefits, it is often overlooked that alcohol is not one of them. Alcohol impairs the liver and nervous system, and burdens the body with unnecessary calories which can lead to depression. It is these calories that can be avoided by consuming low alcohol wines.

Is there a future for low alcohol wine?

Most people would be happy to drink lower alcohol wines from certain varieties so long as they tasted the same as regular wines. The white wines would not be so full and flabby as with higher alcohols, but more crisp and delicate with attractive, light fruity citrous flavours.

Cool climate winegrowing is a way forward to producing fruit with less sugar and more acid, resulting in fresh, racy wines – ideal for summer drinking or as an accompaniment to fish, chicken and spicy foods. A red wine with 11.5% abv. would not appear so heavy as its 14% or 15% counterpart, but would be just as flavoursome and drinkable without that knockout punch!

Be sensible, drink wisely.

Over the years the size of the average wine glass has got bigger in order to accommodate keen customers – and sell more wine! Drinking a large glass of a high alcohol wine can be the same as consuming perhaps three glasses of a low alcohol wine. Not good for your health, let alone your pocket.

Maybe now a low alcohol wine really is a trendy alternative as well as being better for your health. By cutting down on the alcohol, you would be reducing your calorie intake quite dramatically, so why not give it a go.

The Differences Between High End and Low End Airsoft Rifles

While most serious airsoft players will never sacrifice quality and performance for a lower price tag, there are still many beginners out there who are not ready to shell out $100+ for an airsoft rifle. Luckily, there are many, MANY airsoft guns that cost under $100, but they are usually significantly lower quality than the more expensive ones, and tend to shoot at a lower velocity as well.

So what are the biggest benefits of the higher end airsoft guns? Well, most of them are either “mostly metal” or even “full metal”, meaning that many the parts on them are made out of metal, rather than plastic. Not only does this make them much more durable, it also makes them much more realistic looking as well. Also, more often than not, the higher end airsoft rifles tend to shoot at a much higher velocity, and have greater accuracy than the cheaper, lower quality rifles. However, even the cheaper, lower grade airsoft guns still shoot at a pretty high velocity, and those made out of ABS plastic are fairly ruggid and durable as well.

When it comes to the electric airsoft guns, the lower end ones are generally referred to as “electric airsoft guns”, while the higher performance airsoft guns are usually known as “automatic electric” or “AEG” guns. The cheaper, lower grade “electric airsoft rifles” generally shoot at about 200-300 FPS, while the more expensive, higher end airsoft rifles usually shoot at 370+ FPS. Also, much like with the electric airsoft rifles, the airsoft sniper rifle guns pretty much follow the same rule of thumb: the cheaper ones shoot at a lower velocity, are less durable, and are less realistic looking, while the higher end ones shoot at a higher velocity, while also being more durable and realistic looking.

As far as price goes, the cheaper, lower quality airsoft rifles, such as the airsoft M4 rifle, usually sell for between $30 and $80 or so. The higher quality AEG airsoft rifles usually sell for between $120 and $300. Lastly, the airsoft sniper rifle guns are pretty much in the same price range, however, the low end electric airsoft rifles usually cost a little less than the low end airsoft sniper rifles.

All About Low Voltage Outdoor Lighting

If you’re looking for outdoor lighting for your home, it’s likely that you can’t find a simple and straightforward way to do it these days. Between the choice of solar or LED or freestanding or any other choice, it seems the industry is trying to make this complicated. Well look no further for an all-inclusive guide to the advantages of low voltage outdoor lighting.

Low voltage lighting in your landscaping is a relatively new idea, but with the recent environmental movement it is becoming more and more popular. Low voltage lighting uses a 12-volt current and is safe and easy to install by yourself. Some systems you can buy will already have a light clamped to the power cable, others will not and you’ll have to do that on your own. Whichever system you get, be sure that the teeth of the clamp cut through the insulation on the wire or the light will fail to work properly. If you have to affix the lights yourself, then once this is done you merely attach the stake and thread the wires through it to the main power source.

Any low voltage outdoor lighting system you get will have a transformer with it. You can use this to schedule the times during the day you want your yard to be lit. Most will have four, six, and eight hour settings. Some of the more sophisticated systems will have a photocell built in, so it can detect on its own whether it’s night or day. This is nice if you’re away from home a lot, as your lights will essentially work themselves.

Low voltage systems come in cable-powered and solar-powered systems. Keep in mind the solar powered are more expensive and may not be as reliable since they require eight full hours of direct sunlight. Most systems come with 50 feet of cable but additions are always available if you need it. Low voltage lighting is a great way to ass lighting to your landscape without the added cost. Don’t forget to go with the LED options rather than traditional lighting, as you’ll save money, energy, time and maintenance over the long haul. LED will be well worth the extra dollars of investment. Not only that, but LED is brighter than traditional lighting, making it safer and more effective for outdoors purposes overall. You can never go wrong when choosing LED lighting options.

Understanding the Difference Between Humility and Low Self Esteem

Humility has long been considered a desirable personality trait. We accept the accolade that humility precedes greatness; in the absence of one the other cannot survive. Modesty is an identifying trait of humility, yet many times a truly low self-esteem is mistaken as modesty. They exist at opposite ends of the spectrum.

Humility is a consciousness of one’s short comings and frequently appears as unpretentiousness; that of being sincere and natural. The humble person still holds their uniqueness in high regard but has no need to posture or display self-importance. Within a low self-esteem lies insecurity, self-doubt, uncertainty and a lack of self-worth. Making disparaging comments about yourself reveals a low opinion of your worth and is not humility.

Recognizing the difference between these two traits is essential to understanding who you are and who and what you are likely to attract as friends and associates in your life. Striving to be humble indicates that while you value yourself and your own ideas and beliefs, you also recognize where you have room to grow and you’re good with this. You ‘feel good in your own skin’ even if there is personal growth you hope to achieve. Humility encourages us to seek personal happiness without compromising the success of others.

Low self-esteem is an affliction born of a flawed belief in personal value. The causes of this are many; the results of it are devastating. When we embrace the belief that our personal value is less than others, we imagine that everything about us is equally flawed and without value. We become a bully to ourselves, always taking the low rather than high road when we view the world around us. We feel uncomfortable around others and unwelcome in most surroundings. The more we embrace these distorted ideas the deeper we fall into self-deprecation, or ‘hiding your light under a bushel’.

There’s more… in the grip of these unacceptable beliefs, we begin to voice our imaginary flaws to anyone willing to listen. We even express the negative events we anticipate in our future. Something truly dangerous begins to take place at this point. Our sub-conscious mind never rests. Like a sponge it picks up every word we say and begins to act, turning our words, which it perceives as truth, into reality. There is no kidding this giant within us; we have unknowingly commanded a powerful master to produce these inappropriate and undesirable results into our reality.

Humility likely does precede greatness; it contains all the ingredients necessary to achieve it. A low self-esteem precedes disaster and requires intervention the moment we recognize it. It is inappropriate for the masterpiece we were all created to become.

Vietnamese Coffee With Naturally Low Caffeine, The Hottest New Trend in Coffee

With the emphasis nowadays on health and fitness, cutting down on caffeine seems to be one of the most often tried and rejected.

Most people would like to cut down on caffeine, but find the taste of decaffeinated disagreeable. Mixing half and half regular coffee with decaffeinated will add a little better taste, but with the emergence of naturally low caffeine coffees… problem solved!

Try Vietnamese coffee with naturally low caffeine, a hot new trend, that is taking the world by storm. If you are a connoisseur or coffee expert, or even a serious coffee drinker, you will already be aware of this exciting discovery. If you’re not, then it is time for you to catch up!

Vietnam is the second largest producer of coffee in the world, after Brazil, so they really know their coffee.

Many of the so-called experts with chains of coffee stores will sell you ‘decaf’ which actually does have a percentage of caffeine, but the majority is removed by chemical processes, which in turn deplete the flavor. These chemical processes entail the use of methyl chloride solution, which is contained in nail polish remover! And they still, unbelievably, are allowed to label it “all natural decaf”.

The Vietnamese coffee producers have cultivated certain varieties of coffee bean which grow with lower caffeine content; doing away with the need for artificially removing the caffeine with chemical processes.

This naturally low caffeine coffee retains a lot of the rich roasted flavor of full caffeine coffees, with only 35% of caffeine content, and no chemicals.

This exceptional blend of coffee produces a wonderful cup of naturally low caffeine espresso, and adapts well to other specialty coffees too. Its flavor is wonderful for iced coffee, and is fast becoming a favorite amongst iced coffee drinkers, allowing them to drink more of their favorite brew throughout the day, without losing the fresh brewed taste.

The best tasting, most popular brand of Vietnamese naturally low caffeine coffee is Passiona, from Trung Nguyen, with a rich taste with chocolaty-nutty undertones. An outstanding favorite amongst coffee drinkers, and a delicious alternative to those chemically processed decaf coffees.
